Malden Wood Flooring is a wood floor company in Malden, MA with more than 20 years of experience sanding, repairing, refinishing and installing hardwood. Our work happens mostly in the houses this area is known for: prewar two-families, older single-family homes, small condo buildings and rental units that turn over between tenants.
Those houses shape how we work. Floors are older and thinner, radiators have come and gone, carpet has covered oak for decades, and there is usually someone living upstairs or downstairs. We plan every job around the floor that is actually there and the people who live with it.
Wood floors are the whole of what we do, and we would rather tell you that your old oak has one more good sanding in it than sell you a new floor you do not need. When a floor is too far gone, or a basement is too wet for wood, we say that too.
Our Approach

We start by looking before we sand. The build year and any painted surfaces are checked first, because Massachusetts has its own lead-safe renovation rules for homes built before 1978. On old pine and early oak we look at thickness and board count, and on engineered floors we measure the wear layer, because a floor with little wood left needs a different plan. Carpet, pad, staples, tack strip and old adhesive come off completely before any oak underneath is sanded, and holes left by old radiators and pipes are patched with matching boards woven in, not filled.
When water is involved, we trace it and dry the floor with moisture readings before any board is replaced, and we write up the damage room by room for the adjuster. For owner-occupied two-families we work one floor at a time so the household stays home; for landlords we fit the work into the vacancy before the unit’s rental inspection. Finishes meet the Massachusetts VOC limits for wood coatings, and stairs are quoted by the tread and riser so their cost is never buried in a square-foot price.
What We Do
We refinish hardwood and old pine floors, repair and replace damaged boards, restore floors after water damage, and install solid and engineered hardwood. We also refinish and rebuild stairs, restore and lay parquet and herringbone, screen and recoat floors that just need a fresh coat, and replace carpet with hardwood.
